Dear Francisco, Jay Arnett
I want you to know how pleased I am with the service you provided for our daughter and future son-in-law with the purchase of their new home.
When they told me that they were interested in purchasing a home and that they had been pursuing the internet for information I suggested that it was important for them to work with a professional that knew the market areas they were interested in. Thirty years ago I sold residential real estate in San Diego, so I called Dan Driscoll, who had recently retired, as I knew that he specialized in the North Park, Kensington, Talmadge areas and would know a reputable broker that would take good care of first time buyers. Dan suggested you. My daughter, her fiance, and I could not be more pleased with the treatment and service we received. You were extremely knowledgeable about the area, financing, closing costs, home inspection, and the most effective way to work with the seller. They also appreciated how you accommodated their schedule and communicated with them. They are now moving in and so pleased and excited with the house and neighborhood...despite being exhausted from preparing the house for their occupancy. I'm a little sore and tired myself!
Please feel free to use this letter as a recommendation from one that understands the real estate business. Thirty years ago, after my successful years selling residential, I entered the commercial real estate business with John Burnham and Company Real Estate. I eventually became one of the owners and we recently sold to Cushman and Wakefield, headquartered in New York. I am now with Colliers International as a Senior Vice President. Francisco, you exceeded expectations on every level.

To Whom It May Concern:
Francisco Yescas expertly guided us through the home purchase process. As first-time homebuyers he educated us, guided us and suppported us when frustrations and hurdels arose. He is also connected locally to the real estate and financial communities to provide references for essential services.
We enjoyed the congenial relationship we developed with Francisco over the course of the one-year process. He is responsive, patient and kind, the consummate professional, current with market trends and reliable to stay on top of hot new listings. Francisco is tireless in the search and dedicated to find the right match for his clients.
Our target area to purchase our home was quite limited and paired with a modest budget. Francisco helped us to clarify and define our priority list. Based on his expertise he was able to offer information about what our money could buy in other areas. Nonetheless, he respected our desire to focus in our preferred neighborhood, even though our constraints would extend the timeline and limit the options available to us.
Francisco offered creative solutions to challenges various properties presented. He was extremely helpful as we learned to maneuver through the buying process, see the broader picture and the possibilities each property held. Francisco was knowledgeable and straightforward about specific concerns, whether it was an improperly secured water heater or a requirement for our FHA loan.
We highly recommend Francisco Yescas to any homebuyer. We are forever grateful to him for his efforts in purchasing our beautiful home. We will work with him again when we are ready to look for another property.

We would like to express our sincere appreciation for assisting us in the concurrent sale of our house and purchase of our new house this past spring. You both were extremely professional, dedicated, friendly and patient with us during the entire process. We would gladly recommend you to any prospective clients for the excellent service you provided. We'd like to briefly point out a few things that we believe helped to make you both stand out from the norm.
With respect to the sale of our old house, you both understood that we not only needed a top price in order to achieve our new home buying goals, but you also understood that the decision was a very emotional one for us, and had to feel "right". We were leaving the first and only house that we ever owned, which we had improved and maintained with great pride for nearly 11 years. Both of our children were brought home from the hospital to the house, and it was very hard to picture leaving in many ways. However, at no time did we feel pressure to make a decision, and you gratefully showed us doezens of houses throughout San Diego County over a period of at least a couple of years.
Upon finally finding a house that we found met our needs, you were able to strategically market our old house in a down market and provide us with multiple solid offers within only one week. You were also able to use the multiple offers to our advantage in obtaining what we thought was a very good price for the market. We think that your knowledge of the neighborhood and real estate in general, as weel as your professional presentation, contributed greatly to the efficient sale of our house. For example, the on-line photography service you provided was top notch, not to mention the beautiful flyers, and your professional appearance and overall manner.
The purchase of our new house was more complicated for a variety of reasons beyond your (and our) control, but you were able to get us through it successfully. The added challenges truly showed your experience as well educated and professional real estate agents, as well as your compassion and consideration during stressful moments. Your assistance in negotiating a good deal on the purchasing side helped to make us feel comfortable with making the leap to a larger house.
Once again, thanks for all your help. We would not hesitate to recommend your services to anyone.

Francisco and Jim,
We have had the pleasure of working with B&Y Real Estate Group with the sale of our house in San Diego in 2005.
I would characterize the experience as being optimistic through and exceeded expectations. Jim and Francisco provided a marketing strategy that was followed with expert ability. We were provided suggestions for cost effective and timely upgrades in order to give the house the best possible showing. Marketing was well strategized and appropriate for the sale of the house with communication lines always open. B&Y fully understood the market and targeted the correct territory to get optimal response. Open Houses were appropriately scheduled to gain maximum exposure.
Cooperation could not have been better. We could not have chosen a more congenial and upbeat group to place our trust for the sale of our home. There was no detail left undone. We respect Jim and Francisco for their knowledge and attention to the often enigmatic details of selling a house.
We moved to another major metropolitan area subsequent to the sale of the house but would gladly choose B&Y to purchase a house in the event we return to San Diego. We are satisfied customers and are abundantly grateful for the service we received.
Gratefully, Martin Hughey and Mike Castillo

Dear Jim & Francisco,
Thank you so much for your assistance in selling our home and purchasing our dream house. You displayed the utmost in professionalism and savvy in every aspect of the transactions, from determining the asking price through close of escrow on the purchase. You were on time, responsive, and knowledgeable. You tactfully advised us to neutralize the orange walls and eliminate the clutter. Your brochure and staging of the property made us questions our decision to sell such a pretty house. The only thing we can take credit for is following your advice. Your work resulted in an offer within two weeks and enabled us to close escrow on the sale in time to provide us with peace of mind during the purchase of our new home.
Both transactions proceeded as smoothly as possible and you handled issues that arose with skill and confidence. This could have been one of the most stressful things we have ever done. After all, the house listed the week before Thanksgiving as pundits predicted the end of a seller's market and the holidays approached. Despite these challenges, we had an offer Thanksgiving Day and were moved into our new home by Christmas. We are truly appreciative of your work and recommend your services without reservation.
Very truly yours,
Eric & Julia,
It is my pleasure to write a professional recommendation on behalf of Francisco Yescas. Del Cerro
Francisco was very attentive to our needs regarding the timing of open houses and checking on homes on the market that would suit our budget and tastes. His thorough understanding of finances, taxes, historical home values, neighborhoods, home features, etc. framed the package of information in such a way that we could make the best choice for our investment. Furthermore, he listened to us- our questions, doubts, concerns and desires - and addressed each one until we were ready to make a decision that was right for us. Throughout Francisco maintained respectful, positive, and effective communication with us gave us peace of mind that everything would work out. It is obvious to us that Francisco sincerely enjoys his profession and he shares this feeling with clients.
We have celebrated over three years in our home and are just as happy with our choice as the day we moved in. We look back at the sell/buy experience with positive memories and feel sincerely thankful that we were able to move into the house that was meant for us in the neighborhood that we wanted all along. Even though the 'new buyer honeymoon period" is over, we can honestly say that we continue to be thankful for Francisco and credit him for helping the transition to go smoothly. We would not hesitate to refer new clients to him because we can trust that he will work just as hard for others as he did with us.
We recommend Francisco with confidence to coordinate the sell/purchase and financial transaction of any homeowner. We wish him well in whatever endeavor he purses.

Dear Francisco, Alpine
I am writing this letter to make sure that you and your staff know just how much I appreciate all your hard work and attention to details that it took to sell my home in Alpine, California a few months ago. The stress of selling and relocating was made much easier because you provided the services that were necessary to build my confidence, such things as a beautiful flyer and web listing showing off the strengths of my home, prompt returned phone calls answering questions, and of course, help with the reams of paper work that are required.
Since you are no stranger to me in providing real estate services, (this is the third home you have sold for me), I would like to commend you and your staff to others considering your services. Thank you again for make the sale fun, clean and well managed. It was a pleasure working with you, and if I am need of your services again, I will not hesitate to call upon you in the future.

To Whom It May Concern,
Buying a Spanish style home in Southern California was a successful endeavor for us. Living in London, we had done our research over the net with a clear understanding that we faced not only a highly competitive housing market, but also a myriad of real-estate brokers. And they all seemed great on paper, with all too similar professional claims....
But what sets Francisco Yescas apart is the powerful combination of service, attitude and personal qualities. Below is a brief description of those outstanding areas in no particular order - these build on top of the more traditional ones, e.g. local knowledge, access to properties, and broker experience.
Agent as a Listener - unlike other broker experiences we had in the past, we noticed that Francisco was always focused in actively listening to our famly needs.
Access and Responsiveness - service is taken to a higher level via access to various internet technologies, as we had to put offers together from a range of locations such as Milan and Hong Kong.
Calm Determination and Stamina - our house hunting 'project' spanned nine months, given us ample time to witness Francisco's confidence in dealing with unexpected issues as they arose. Francisco never acted as if the deal was complete until all papers were passed; he kept calm but determined throughout the entire process.
Code of Conduct- a critical aspect for us, given the times we live and the sums of money involved. We have observed Francisco's integrity and ethics behavior- diffult to explain ini words, you just have to experience it....
And last but not least, Spanish - Francisco easily bridges between English and Spanish, often bringing cultural elements and humor to the table. This helped us through the lengthy process and certainly made us feel at home...
Hope the above helps prospective buyers in the San Diego area and elsewhere.

Dear Francisco, Matthew W.
I just want to thank you for assisting in the sale of my home at 4774 49th Street.
When we first met in June 2004 and discussed selling my home, I ultimately decided to work with another agent who was an acquaintance and who lived out of the area. Little did I know how important it was to choose a realtor who is not only familiar with the area, but who actually knew the neighborhood! The first realtor I worked with had my home on the market for 113 days. During that time I had to move to Northern California and leave my house empty. How fortunate for me when we later reconnected. It was at that point I decided to call upon you, even though I had moved to Northern California, in less than 30 days I was in escrow and the transaction could not have gone smoother.
Whenever I had questions about the escrow process, property taxes, or needed help with the furniture sale, you came through for me. I am so grateful for your full-service philosophy! I could not have asked for better service. Thank you so much for your efforts.
